An owner’s representative will immediately act as a liaison, serve as the protector of the owner’s interests as well as the manager and coordinator of the owner’s goals and objectives.
When assessing or acquiring new or pre-owned property, it may be difficult for an owner to single handedly remain alert to the myriad of conflicting interests and those interest that may be covert. Owners want high quality, defect- and deficiency-free properties, that are safe and in congruence with building codes and standards. Retailers want to make a sale. Needless to say, these conflicting issues create a multitude of complex underlying possibilities many of which, if unaddressed, may result in an expensive and dangerous outcome once a property has been purchased.
Utilizing a Consultant as an owner’s representative is an intelligent form of defense against possible conflicts of interest. A Consultant not only offers peace of mind to an owner but also possesses the technical knowledge and experience to evaluate building systems and procedures. This includes the fact that Consultants have worked closely with both sides of the equation, gaining a deep understanding of the interests at play.
Consultants can methodically evaluate a residential or commercial property, determine if it is in line with the owner’s needs and objectives, provide a detailed report reflecting the findings and offer recommendations for purchase or repair. They can also, if required, coordinate and manage repairs or construction while making sure that all work is in line with the expectations of the owner.
Homes and properties are investments as well as assets and they should be cared for with great diligence just as with all other assets. Construction Management
Construction Management (CM) services permit an Expert to act as a Consultant, exclusively in the client’s interest, to manage the planning, design and construction of a project from conception to completion. Read more.. || Slide Up
The main responsibilities of a construction manager generally include project management planning, cost management, time management, quality management, contract administration and safety management.
Typically, four different parties work together to plan, design and construct a particular project. These parties include the owner, the designer (architect or engineer), the builder (usually called the General Contractor) and local authorities (codes, regulations and laws). Different types of contractual relationship structures define the specific roles and responsibilities of each party. One model utilizes three contracts: one between the owner and designer, one between the owner and the construction manager and one between the owner and the builder (or General Contractor).
In the model presented, the construction manager becomes an additional party engaged in the project to act as an advisor to the owner, to which they are contractually tied. The Consultant provides construction advice to the designer, design advice to the builder and other advice as necessary, all to the owner’s benefit, allowing the owner to devote important time to other concerns and responsibilities without the burden of the technicalities of the construction process. This structure often allows for faster completion time, better cost control and fewer problems while keeping the owner apprised of the stages of progress.
